Renter Agreement and accidental damage waiver required:
$149 Accidental Damage Waiver
Each reservation includes a mandatory, one-time, non-refundable $149 Accidental Damage Waiver Fee instead of a traditional security deposit or large authorization hold.
The waiver applies to qualifying accidental damage occurring during your stay, up to a total of $1,500 per reservation.
You must report any damage to us promptly and before checkout. Damage that is not reported before checkout is not eligible for the waiver, and you may be charged the full repair or replacement cost.
The waiver does not cover intentional or reckless damage, missing items, excessive cleaning, smoking, unauthorized pets or events, rental-rule violations, or damage caused by unauthorized guests. You remain responsible for excluded damage and for any damage exceeding the $1,500 waiver limit.

Absolutely beautiful home with amazing views of the ocean. Our family of 8 adults and two toddlers had a wonderful weekend. All enjoyed the pool, spa, beach, and the spacious home. The massage chair was an instant favorite for all of the adults! The only thing that felt a little awkward was accessing the pool and spa area via a bedroom- unless utilizing the spiral staircase (a little scary for me) from the second level. But honestly, all of the other amenities, along with the luxurious home, stunning views, comfortable bedding, elevator, and well-stocked home made for it!!! Don't hesitate...book this home!

Our family of 8 (6 adults and 2 toddlers) had a wonderful weekend at David's house! The home is gorgeous and exactly as pictured. The layout of the home was perfect for our needs with plenty of common space for hanging out and nice bedroom separation for privacy. The best part of this house is the location! We spent our days bouncing back and forth between the beautiful beach and the refreshing pool and hot tub. David was very responsive and quickly answered all our questions. The only thing we didn't like was having to pack up and leave! We hope to book this house again next summer. Thank you David!

Waking up to the ocean views each morning was incredible, and the location was perfect—peaceful, yet close to restaurants and shopping. The host was responsive and wonderful to work with. We loved being on the beach and the pool was perfect for my two great grands 2 and 4. Very convenient location to large club pool just a few doors down. David and Cameron were very nice and very accommodating! The house is super nice and large enough for everyone to have their own space. We enjoyed the massage chair! Sure was nice to have!! I would highly recommend this house!! One other thing. There were two sets of washer and dryer. One downstairs one up stairs. Very helpful!!!!

The home was even better than the pictures. From the second we walked in, we loved it. Clean, felt brand new, beautifully furnished, VERY spacious, modern and comfortable. Felt like we were the first ones to ever occupy it. Hot tub worked great and the private pool was refreshing. We also loved being able to walk to a great fitness center, 2 more public pools, and a grill/bar. Great neighborhood for bikes and walking too, not to mention being right on the ocean. Booking, checking in, availability for questions, and checking out were all as seamless as can be. SOO efficient with texts and emails, even last minute. GREAT hosts! THANK YOU for your beautiful home. My wife and two college aged kids, and I, loved every minute!!

Great home for multi-generational gathering! The elevator was a plus. Great views. Enjoyed the pool and hot tub on site and at the community area. Boardwalk to beach was very convenient and includes spigot at end to wash off feet! Loved that sinks had liquid hand soap dispensers and that one cabinet in kitchen had some spices and things to use. There’s a spiral staircase from 2nd floor balcony to pool area so you don’t always have to cut through bedrooms on 1st floor to access the pool or to go to the beach. We had a lovely stay at this home. Contacted host about a TV that wasn’t working, and we received quick reply and action to resolve! We are already planning to return next year!

Our family rarely is able to get everyone together. this house is perfect as each bedroom had its own bathroom! one couple had a 10 month old and everything was so accommodating with them, there was a highchair, a pack in play. and so much more. they had beach chairs, bikes, so much! the host was so responsive and helped anytime we had questions. we enjoyed the massage chair, direct beach access, the pool, and the club house is right across the street! it had a great splash area for kids. and a quiet area for adults. the neighborhood restaurant was right there and there's a Publix and gas station right outside of the neighborhood. only about 45 min from st augustine. and about an hr from outlet mall! we will definitely be back at this location. they just had everything we needed and more!

This rental was exactly like the description. The house was very clean, in a nice area, well equipped and everything worked. The pool and hot tub was in great condition. The only complaint we had was that the kitchen knives needed some serious sharpening. Overall, 10 out of 10.

Absolutely beautiful, newly built, high-quality home that was immaculate and thoughtfully designed. The location is perfect—right on an uncrowded stretch of beachfront within a gated community of stunning luxury homes. We loved running and walking on the beach, as well as exploring the neighborhoods and miles of connected paved trails. Clubhouse only a 1 minute walk away which includes 2 heated pools (one is a 25 meter lap pool) and fitness center is a big plus. Highly recommended, and we definitely plan to return soon.

We had an absolutely wonderful stay at this beautiful beachfront home. Thank you David for being a fantastic host. The location couldn’t have been better-right on the beach with easy access using the new boardwalk. The beach cart fully stocked with chairs, umbrella, and toys made our days at the ocean effortless and fun. Booking was seamless and you were incredibly responsive whenever we had a question- replying quickly truly made a difference. The house was perfect for our group: spacious, well equipped kitchen with an open dining area, generous deck spaces to watch sunrises and dolphins. All the bedrooms were tastefully decorated and we appreciated the bathrooms with plentiful towels, and thoughtful shower amenities. Although we were tempted by the bikes in the garage, we rented a golf cart making access to the community pool and rec center /gym a breeze. Check-out was just as easy as check-in and we are already looking forward to coming back. Thank you again for sharing your home

David was friendly, very responsive. The home is EXACTLY as pictured and exceeded our expectations. The home felt like a large luxury hotel vs someone’s old dingy house. It was modern, clean AND liquid handsoap was a HUGE plus for me bc I bring my own bc bar soap is eww lol. David thought of everything. There are 2 w/d sets. Can’t say enough about how perfect it all was. And Publix 6 min away, several shops within 15 min. This was a special trip for mom and she really enjoyed it. Happy we picked this property for this special memory. I searched lots of properties for something mom could have easy access to the beach. The private boardwalk allowed her to use her rolling walker to get to the beach. The elevator made it perfect for my mom to enjoy the whole house. Will book again! Oh bed was soo comfortable!

Imagine waking up to sunrises and the sound of crashing waves from the breathtaking ocean view right from the bedroom balcony OR having coffee on the 2nd floor patio watching the water. That is what you get at the 540 Beachfront Escape. Everything about our stay was wonderful! David was friendly, professional, and very responsive before, during, and after. The beach house looks EXACTLY as pictured and exceeded our expectations. The home felt like a large luxury hotel vs someone’s old dingy house. The house was modern, clean AND the details like having liquid hand soap was a HUGE plus for me because I tend to bring my own because I hate bar soap lol. But David thought of everything. Also, there are TWO washer/dryer sets. The sunrise off the 3rd floor deck each morning was icing on the cake. I just can’t say enough about how perfect it all was. The location is great as well. There is a Publix 6 minutes away and several shops within 15 minutes. This was a special trip for my mom who has not been well and she really enjoyed it. So I am so happy we selected this property for this special memory. We searched a lot of properties to find something my mom could enjoy and have easy access to the beach. There is a private boardwalk, which allowed her to use her rolling walker to get just before the sand. The elevator also made it perfect for my mom to enjoy everything in the home. We will definitely book again! Oh and the bed was soooooo comfortable!

This was a great vacation, everything was included. If you wanted to turn on the hot tub you turned it on. You could grill anytime you wanted. It had its own private walkway to the beach and there was a turtle nest on the beach but they didn’t hatch while we were there.By far the best place we have ever stayed we will be back

We absolutely loved this home! Easy access to the beach and community pool! Lovely swimming pool at the house and amazingly beautiful home! The elevator was a sweet surprised and made it easy for loading and unloading especially for the third floor bedrooms and the groceries for the main floor! All the little details of what we may have needed were taken into account! Hope we can go back again was great to be able to have our entire family all together in this home! The beach is beautiful and while we were there my son actually hooked a tarpon right in front of the house! Very exciting!

The overall experience was outstanding. From booking to check in to the property itself and the support during our state. The layout of the home helped to contribute, giving everyone the space they needed individually and then together as a family. My husband and I along with our 4 children and their families stayed at this beach house. It was perfect for the size of our family and very convenient with the private beach access. The house was clean, well maintained and had everything we could have wanted, even a washer/drier on the upper and lower level, which made it very nice. The club pool area was also very convenient, with a great zero entry and splash pad for the littles. We would definitely love to stay here again.

I 100% recommend this location and home. If you like a private beach this is perfect. Each bedroom has its own bathroom which was a definite plus for all of us. Super clean, great layout and everything you need from kitchen essentials to beach chairs and pool toys! Another plus is Andy and his delivery service! Do yourself a favor and let Andy pick up your groceries and stock the house for you, I promise it's worth it! After our 13 hour drive with 2 little ones the last thing we wanted to do was go grocery shopping! Also we had a family member leave an item behind and it was Andy to the rescue. The owner David is also great to work with, he made sure to let us know of extra services available, made us feel so welcome and was very prompt to answer any questions we had. This by far was one of our best rental experiences and hope to return in years to come!

Our family vacation with our pets, children, and grand-children was a dream getaway. The house was clean, beautiful, and fully furnished with everything we needed plus more. The view was spectacular and it was very peaceful along with friendly faces in the neighborhood walking their pets. We enjoyed the private boardwalk down to the beach and swimming every evening in the pool/hot tub. The club house was a few houses down where the grand-children enjoyed playing at the splash pad and my husband enjoyed his daily work-out in their weight room. This place had everything we could ask for. We've made fun memories here at Cinnamon Beach :)

We absolutely loved our stay at 504 Cinnamon Beach Lane! We had 8 adults and 2 kids and everyone was comfortable at all times. The kids (and the adults) loved the pool and hot tub! It was wonderful having multiple large deck areas to look out at the beach and the views were incredible. The private boardwalk was so convenient and we appreciated that there were beach chairs, a wagon, and an umbrella to use for the beach. We also used the bikes for a ride through the community. The neighborhood itself is perfect with a restaurant and bar on site, a gym, and two different community pools. If you want a memorable beachfront vacation, this is your place!

We had a fantastic stay at this beach house! The location was ideal—nestled on a quiet stretch of beach with private, direct access that made it easy to enjoy the sand and surf at any time. The home was clean, comfortable, and well-equipped with everything we needed. Our kids especially loved the multiple community pools and riding bikes around the neighborhood. Highly recommend for families or anyone looking to relax, recharge, and enjoy the peaceful beauty of the beach!

We booked this house for our first family vacation and we couldn’t ask for a better house to make memories! It has the perfect location, right on the beach and only a few houses away from the community pool which was easily accessible to walk to. The house was super clean and inviting. This house is immaculate! Such a great space for our entire family to be able to vacation. Beds and pillows were super comfy. We ate more than half of our meals at the house and the kitchen had everything we needed for our cooking needs. Extra's that aren't listed are bicycles and beach chairs which were a nice surprise. Also available were a pack n play, high chair and booster seat which were very handy for our grand babies. We would definitely come back!

The property was absolutely amazing! It was spacious and accommodating for our large family. The kitchen was stocked with everything we needed to cook and prepare all our meals. I asked everyone in my family the same question “would you stay here again?” The answer was a unanimous YES!! The owner was extremely concerned that we had a great stay making sure we let him know if there were any questions or problems. I texted a question and was answered immediately. Great service, great property, great stay!

The property is simply amazing. From his location (direct access to the beach, very nice and quiet gated community, close to shops and restaurants) to the house design (high ceiling, elevator, wide opening windows) to the great communication, it has everything we needed for perfect family vacation. We had the best week in Cinnamon Beach! Our house was perfect - beautiful aesthetic and decor, pool was awesome and the boardwalk made getting to the beach so convenient. The neighborhood pool and snack bar was also a treat. We will definitely be back!

This beach house is a beautiful home. The home was clean and equipped with everything we needed. We were traveling with 9 adults and a 14 month old. There was plenty of room for all of us, and we loved that every bedroom had its own private bathroom. The house also had a high chair, baby gate for stairs, and a pack ‘n play for baby which was appreciated. The pool was very nice and can be heated if traveling during the cooler months. The beach was also beautiful with access just a couple houses down. We really enjoyed our stay and will definitely be back!

The property is large and well appointed. The kitchen had everything you could possibly need and supplied with quality items. The house is only 2-3 doors from beach access as well as the community facilities and grill. The elevator was a huge plus! Beautiful views, especially from the third floor. I’ve never been to a beach with so many shells! The heated pool and hot tub were a great bonus for a quiet and private vacation with old friends. We highly recommend this beautiful home.

David’s property was really accessible and the community area was really nice. Although David doesn’t yet have a beach walkway from the house, we were able to get to the Beach easily using the community pool area. He was a great host and was very quick to respond and helpful anytime we needed something. Great views from the balcony and great open space in the living room and kitchen area.

540 Beachfront is an incredibly comfortable and a gorgeous home. It is right on the beach and has any amenity you will need. The open kitchen and social area is world class. It is comfortable and provided a perfect setting for watching TV, playing cards, and enjoying views of the ocean and beach. We opted to cook in most nights and take advantage of the large well-appointed kitchen. The 5 bedrooms are large, all have personal bathrooms, and beautifully decorated. Finally, the heated pool and hot tub were well used during our stay (in January) and the icing on the cake for this lovely home. We hope to return to Cinnamon Beach in the future and more specifically 540 Beachfront Escape.

Our stay at Cinnamon Beach was great. This was a family escape. The unit was pristine and beautiful. The social area was roomy, comfortable, and clean. The kitchen was well stocked with all the necessary appliances and needs for cooking. Bedrooms were comfortable, stylish, and well appointed. The hot tub was a highlight as the weather was not as warm as we hoped it would be coming from the northeast. Finally, the elevator was a vital bonus for our daughter with a disability. David and his staff were also fantastic. They were proactive in making sure our needs were met and responsive to making the experience special. As an example, Andy, the house manager, adjusted our hot tub settings remotely and also went out of his way to find pickleball facility options for our group. The clubhouse and workout facilities were adequate but had limited hours which limited our use. The development is very safe with excellent security. Overall, a great experience.

This sleek yet very spacious new beachfront property exceeded all our expectations. We came for the ocean and was not disappointed. There is easy access to the beach, and inside the house the tall windows frame stunning ocean views and lead onto a large balcony on each floor. The house has an impeccably furnished interior with hotel-quality comfort, high-end appliances and luxurious beds and bedding. The house is ideal for large families - spacious enough for privacy yet with nice communal areas. David was an excellent host and anticipated our every need. Overall, it was worth every penny and we wouldn’t hesitate to book again.

The house was fantastic and we greatly enjoyed our family stay there over the Christmas 2024 holiday. We had six adults and three children and everyone was comfortable in the spacious house. The house layout was excellent with bedrooms on the ground floor and third floor and a great living area and kitchen on the second floor and balconies facing the ocean on the second and third floors. The elevator worked perfectly to allow easy movement between floors. There was a beautiful view of the sunrise over the ocean. The pool and hot tub were very enjoyable and heated comfortably. It was easy to access the beach to go for pleasant walks. The community clubhouse was very nice with a kids game room and pool table. The communication with our host David was excellent throughout the stay. Overall, it was a great place to stay.

We stayed in this beautiful new home for 8 nights with our family of 10. Age ranging from 88 years to 20 months old. This home is very spacious with all the amenities you will need. The kitchen is a dream and used it daily never having to go out for meals. The beach is superb and only minutes to walk to. The community pools, weight room and club house were fun to venture out to. The house pool and hot tub was the perfect place to hang out at daily. David and Andy the house managers are the best. Always responded promptly to our needs. I highly recommend this home for your next family vacation. We will definitely be back soon!

The house was perfect for our family of nine people. The elevator was a very nice feature. The house is amazing the pool and the spa tub was where we spent most of the time of our day having breakfast in the kitchen with the ocean view was just stunning overall everything is very nice. The house is super comfortable. The beds are great. The neighbors were quiet and friendly the amenities in the community center was also very nice. Communication with the property manager was very prompt.

We had an absolutely wonderful stay at David’s beautiful home! I think we were the 3rd guests to stay here and everything is decorated and laid out very well and being right on the ocean is hard to beat. We already miss the sound of the ocean waves! The house is very well equipped with everything you need and the beds are exceptionally comfortable. We especially appreciated the elevator for loading and unloading luggage and groceries. David and the house manager Andy were very responsive and friendly. We can’t wait to come back to stay again soon!

We reserved David's place at the last minute after our Tampa vacation rental was damaged due to Helene....and we couldn't be any happier we did. 4 couples with 2 young children....and we had a ball. The house is brand new (we were the second guests), immaculate, and well appointed. When we couldn't figure out how to lock the doors, our call for help was answered immediately and the Property Manager was there right away. Beautiful sunrises, easy walk to the adult or childrens pool, great gym, and kids playroom with games and books. Easy drive to supermarket and local eateries. Highly recommended. Would stay here again in a heartbeat!

This house was amazing! It housed my family of 5, plus my mother in law, as well as my cousin and his wife very comfortably. The ocean view from the 2nd floor and 3rd floor was spectacular. Watching the sunrise over the ocean every morning was so relaxing. The house is very nicely appointed and decorated. The amenities of the club house were a big hit as well! The kids loved playing air hockey! Can't recommend this place enough!

Gorgeous home, well appointed with a great layout! The kitchen and living area is impressive, opening to the deck that looks at the ocean. The furnishings and decor are quality, and in such good taste. The community has some shared amenities, and the pool areas are large and well kept, but having our own private pool and spa was great. The neighborhood was very peaceful, not overly crowded. Perfect home for our group of couples/friends and David was an incredible host.

The property was brand new and we were the first to stay there. It is absolutely gorgeous! the kitchen and living area are amazing, and the choice of decor is spot on. high end, coastal modern. Such good taste. I even liked the kitchen plates. We did have to leave early due to evacuation, so we couldn't explore the area as much. I would have liked more time to enjoy the shared amenities, pools, etc.
